Shadow Creek Ranch
Shadow Creek Ranch (SCR) is a 3,500-acre master planned community in west Pearland, located near Broadway and State Highway 288. SCR offers new homes from the $150s to over $1 million as well as multiple commercial and retail opportunities. Developed by Gary Cook and Carlo Ferreira of Shadow Creek Development Company, Shadow Creek Ranch ranks as one of the top 10 master-planned communities in the Houston MSA.
The development began land assembly in the early 1990s and, when complete, will have approximately 7,000 total homes and living units.
Retail Development
Retail developments include Shadow Creek Ranch Town Center, a 616,372 sq. ft. retail center, which is a joint venture of Transwestern Development Company, WCF Development and Buchanan Street Partners. Shadow Creek Town Center is located on the northwest corner of the intersection of State Highway 288 and FM 518. Anchor tenants include H-E-B Plus!, Academy Sports & Outdoors, Ashley Furniture, FedEx Kinkos and Hobby Lobby.
Shadow Creek Business Center
The Shadow Creek Business Center, an 80,000 sq. ft. Class A office building located on Shadow Creek Parkway just one mile south of Beltway 8, is one of several recent office developments. This project, developed by the ZT Group and Wallace-Bajjali Development Partners, LP, was completed in October 2009.
A second phase of 105,000 sq. ft. and a multi-story parking garage is planned for future development.
The Medical Complex
Located at the southwest corner of Shadow Creek Parkway and State Highway 288, Hospital Corporation of America (HCA) occupies a large medical complex that features a 78,000 sq. ft. medical office building for the Pearland Emergency Care Center and the Pearland Medical Imaging Center.
Memorial Hermann also opened a 70,000 sq. ft. medical office building and ambulatory surgery center on a 25-acre site at State Highway 288 and Broadway (FM 518). Features include four operating rooms, two endoscopy procedure rooms, physician office space and an imaging center that offers MRIs, CTs, mammograms, x-rays and ultrasounds. The facility's design provides convenient drive-up and parking access to the first-floor surgery and imaging centers.
Residential Development
There are several multi-family complexes at Shadow Creek Ranch including Carrington Place, Alexan, The Villas and Waterford Place.
The Neighborhood
Shadow Creek Ranch is the largest neighborhood in Pearland and boasts a wide diversity of culture, demonstrated by 41 spoken languages documented at the elementary schools within the neighborhood.
